Market Environment

The commercial debt market in Australia has traditionally been dominated by banks and other lending institutions who have reduced access to funding and greatly increased assessment timeframes for the property development sector. The demand in this market is strong and growing. Mortgage Backed Investments fill this gap in the market, in partnership with its investment manager, Qld Capital.

By providing developers and brokers with practical finance options that are low on time investment and certain in outcome, non-bank lenders can often realise returns at a premium to those received by banks.

The Strategy

Mortgage Backed Investment’s strategy is to offer eligible investors strong returns relative to risk by investing in standalone debt opportunities. The investment manager originates, vets and settles the loans. Therefore every loan opportunity offered to investors aims to:

  • Have first ranking security over Australian real estate assets
  • Target sectors including residential, development, and bridging loans in the under $10M market
  • Have higher interest, shorter term loans, usually 6 – 24 months
  • Have strong capital preservation focus with conservative Loan to Value Ratio (usually 65% or lower)

The Opportunity

Mortgage Backed Investments operates in this lucrative and lower risk market (under $10M) to deliver to qualified investors investment opportunities with:

  • Strong risk-adjusted returns. 9% – 10% p.a. (specifically in the sub $10M project size)
  • Shorter Terms. 6 – 24 months
  • Aligned Investment Management. The Investment Manager, Qld Capital, co-invests it’s own funds into each opportunity (a min. 10%). This investment operates as a first-loss to investors, meaning the Investment Manager’s capital is at risk before all investors.
